We are legacy builders and we strive to develop property in a manner that the landowners, the town, the future homeowners, and our company will all be proud of. We do this by approaching the development from the wider perspective of what its future identity and place in the community will be and then we focus on the micro-details to make it all work cohesively. We spend more time on our name, logo, and community identity than most developers spend on their entire site plan. This attention to detail is what sets our developments apart. In the end we are told by our customers that our neighborhoods look and feel better. Our Process

The time required to go from contract to closing is universal in development, but the process can be very different (and a difficult journey) depending on who you choose to partner with. Choose carefully!

Detailed Property Analysis:

We analyze the property’s location, the adjacent existing land uses, the current zoning and land use plans, and based on this information we determine a “politically supportable” potential land use for the property. Our offer to purchase is based on this analysis.

Offer to Purchase from MilestoneDevelopments:

Our offers are made in a simple contract form, not in a non-binding letter of intent. This is one way we differ greatly from our competitors.

Offer Acceptance/Contract Ratified:

Once the contract is signed by the landowner, the Examination Period will start.

The Examination Period:

This is a period of time when suitability testing is done on the property such as surveys, wetland and environmental studies, title searches, etc. These standard tests are required before submitting the zoning request. These tests are expensive and Milestone will provide you copies of the tests.

The Entitlement Process:

The entitlement process is whatever zoning and plan approvals are required by the governing municipality for development to occur. This process and time line vary depending on the circumstances and will be defined and shared with the landowner during the Examination Period.

Site Plan and Construction DocumentApproval Process:

After the zoning is approved, the site plan and construction drawings are submitted for approval. The development is not fully entitled until the site plan and construction drawings are approved.

Closing:

Once the site is fully entitled, the Closing will occur.

His developments have won over 50 local, state, and national awards for everything from logo design to landscaping, from website design to site planning, from print ads to homebuilding, and everything in between. In winning the North Carolina Home Builders Association’s cumulative award of “Community of the Year” four times, he became the most honored developer in the state, a distinction still unsurpassed. Throughout his career Colen has displayed unmatched creativity at the deal-making stage and every step along the way. It is this vast and local development experience and expertise that Colen brings to Milestone and to every project.
